2012 will not be a Seller’s Market:
Advice to Sellers: Postpone selling if you can. Wait, if you’re able, until you see clear, modest upward trends. Then move…and don’t be greedy. If you must sell right now, ask your Realtor what they think your property is worth under a cold, hard light, but be prepared to move down as fast as you have to in order to remain competitive. Sell “as is.” Be transparent about your need to sell and don’t send mixed signals. You’ll find out the current market value of your property quickly.
Why you should use an IDX Broker in 2012: According to the National Association of Realtors, 95% of all Buyers start their search for property on the Internet. In fact, buyers cite the internet as one of the most important tools they use in their property search. The National Association of Realtors “Internet Data Exchange” (IDX) policy enables MLS Brokers to display your listing on other IDX public websites. IDX, also called “broker reciprocity,” is in many ways simply the logical extension of the MLS, but it’s greater than just that. Example: if you list your property with a non-participating IDX Broker, Buyers who are looking at local real estate websites can only find your listing on your non-participating IDX Broker’s respective website.
